Asset Management
At Century Park Partners, we insist on a hands-on approach to asset management. Even though our tenants bear most or all property operating expenses under their net leases, Century Park Partners' professional staff is dedicated to the routine monitoring of each property. This monitoring includes the ongoing review and analysis of:
- the physical maintenance and upkeep of the individual property;
- the operation, management and financial condition of the tenant;
- public information and business press of the tenant's company;
- the performance of each tenant's industry; and
- health of the individual market in which each property is located.
Investment Strategy
For over 30 years we have experienced the various cycles of commercial real estate, watching as many investors bet on the "upside potential" of the future, only to have the projected outcome change. Through this experience, our strategy has evolved.
Our investors want to know that their investment will provide a predictable, sustainable cash flow and growth for the long term. We are convinced that the best means to this end is to invest in well-located properties, occupied by major corporate users on a long-term basis.
An asset leased to a solid tenant on a long term, triple net basis, has less risk than most categories of real estate investment. Not only does a long term lease mitigate routine re-tenanting risks and costs, but the triple net nature of our typical lease - requiring the tenant to pay most or all of the operating expenses of the property - insulates the landlord from most risks associated with rising expenses and building repairs.

The majority of Mr. Gregoire's business career has been in real estate where for the last 32 years, he has focused his efforts in all facets of commercial real estate including acquisitions, asset and property management, building renovations, marketing and leasing, financing and dispositions. Mr. Gregoire has acted as advisor, broker, consultant, limited partner and general partner in a variety of partnerships. Total transaction value to date exceeds one billion dollars.
In 1996 Mr. Gregoire co-founded Century Park Partners, a real estate investment firm focused on acquiring single tenant institutional grade commercial assets on long-term leases throughout the United States. They invest in conservative, yet high quality real estate involving industrial property and corporate and regional headquarters office buildings. To date, Century Park Partners has acquired over 1,500,000 square feet of office and industrial property in six states with a total asset value in excess of $200 million. Mr. Gregoire specializes in valuation underwriting, acquisitions and financing, strategic planning and asset management.

The primary focus of Mr. Katz's business career has been all facets of commercial real estate. Beginning his career in leasing, then moving into sales, Mr. Katz has been a general partner involved in acquisitions, asset and property management, construction management, marketing and leasing, financing and dispositions.
In 1996 Mr. Katz co-founded Century Park Partners, LLC, a real estate investment firm which acquires single tenant institutional grade commercial assets on long-term leases throughout the United States. Century Park Partners invests in conservative, high quality real estate involving industrial property and corporate and regional headquarters office buildings. Mr. Katz specializes in underwriting and evaluation, acquisition and financing, strategic planning, construction management, and the asset management of these properties.

Mr. Dazé has spent nearly his entire business career in commercial real estate. For the past 20 years he has experienced most aspects of the industry including marketing and leasing, property management, asset management, construction supervision and renovation, landlord representation, investments and dispositions.
Mr. Dazé joined Century Park Partners as Principal in February 1999. As a real estate investment firm specializing in single tenant assets, Mr. Daze's unique and thorough experience added the depth the company was searching for in supporting the existing properties while adding to the portfolio. His experience in due diligence, property management, construction supervision, tenant relations and property analysis was perfectly suited for Century Park Partners.
