Acquisition Criteria
Single tenant, fully leased properties with a minimum of 9 years remaining on the lease term.
Cost of living or other rent increases over the term of the lease; however, will consider flat leases depending on the credit of the tenant, rate of return and remaining term of lease.
Leases providing that tenant is responsible for all operating and capital expenses; may consider "gross" leases depending on extent of landlord's responsibilities and rate of return.
Locations
'B' grade or better locations throughout the country and preferably in established locations or in the path of future development with good residual values.
Property Types
Industrial property (bulk warehouse/distribution and light assembly) and office buildings (corporate or regional headquarters). Also interested in build to suit and sale/leaseback opportunities.
Credit Quality
Will consider investment and non-investment grade tenants, non-rated companies, and both public and privately held companies and their subsidiaries.
Price Range
Transaction size should be in excess of $5 million with a preferred size of $10-40 million. Will consider transactions up to $100 million, provided tenant is investment grade (BBB or better).
Submittals
Please include the following information in your submittals:
- Name and address of property along with all relevant property information, including site and floor plans.
- Tenant name along with current financial data.
- Property photos or renderings and location map.
- Lease summary including landlord's obligations under the lease.
- Market information and sale comparables (land and building).
- Asking price.
